When is a probate valuation required?
A probate valuation is required when a property forms part of a deceased person's estate and an application for grant of probate is being made. HMRC requires the open market value at the date of death for IHT purposes.
Does it need to be a RICS valuation?
While HMRC will accept a well-evidenced valuation, a RICS Red Book valuation from an accredited surveyor provides the strongest defence should HMRC challenge the figure. Solicitors and probate practitioners almost universally recommend RICS valuations.
What if HMRC disputes the valuation?
